The sellers of the property we purchased worked through Seattle Short Sales, therefore we too benefited from the Services provided. We were very surprised at how quickly we were able to complete the purchase of our property. While we did not have any direct contact with Seattle Short Sales, we could tell they were on top of things. They were able to get our real estate transaction processed as fast and efficiently. There were minimal delays and communication was concise. We would like to thank our case manager, Kyle Hause, for assisting us throughout this process.

Seattle Short Sales was without doubt the best decision I made with regards to my Condominium. The staff are top shelf professionals and readily available to answer my questions. We listed the property one week and the Real Estate agent Steve Stockman of ReMax had the condo sold within 4 weeks! Unbelievable to me as I was expecting a protracted migraine of 6 months or longer. My experience with Seattle Short Sales was excellent. When the transaction got tough, Kateryna with her leadership never gave up on it. She, along with support of Nadia, continued to submit our amendments to extend closing and always received responses from the two lenders. This was a very smooth transaction once we had the bank approval. The bank approval took a few months which I would like to see improved upon but once the approval came in the overall process went very smooth and closed on time with no issues.

Despite losing five different buyers to various financing issues, our team was able to successfully close this short sale with S3 after 19 MONTHS OF NEGOTIATIONS. Marcia Lehmons was instrumental in keeping the seller's cash contribution to a mere $300 (after rejecting numerous requests from the investor ranging from $3k-$6k with each new buyer). Any large commitment from the seller would have surely resulted in a loss of the property to foreclosure.

When my agent could not provide information for the status of my short sale, SSS provided me with accurate updates. Never did I spend more than 5 minutes on the phone to get accurate, up-to-date information. When my lender was dropping the ball as we neared closing, SSS got the needed extensions on my buyers contract with investors. Top notch service.

Seattle Short Sales was successful in helping my client close the short sale of his Hilton Lake home, even though PNC initially declined approval due to his wife's working full time. After Marcia resubmitted (three times) all the seller's financials and revised hardship letters, the investor proceeded to counter-offer $20k above contract price. Primary and crucial advice about short sales - be patient! We had attempted to get approval from our lender for two different qualified buyers over a period of twelve months. We were so disgusted with their delays that we were ready to walk. Then I found Seattle Short Sales online and the whole "game" changed. I handed all my accumulated documents to them and they took over. No more frustrating hours on the phone, no more refaxing of docs to nameless individuals. We submitted our package on April 1, 2012 and it was approved by our lender on Dec. 1, 2012. Eight months sounds like a long time, but our lender, Ocwen, out of Florida is the most notoriously bad lender in the business. I never would have gotten an approval from them on my own. I would lose patience and threaten to quit and the very wise and experienced principal at SSS, Ross Kilbourn, always convinced me that we would prevail. I experienced one of my most challenging short sales in which the lender's property value was overinflated. My negotiator at S3, Marcia Lehmons, was diligent in exploring all avenues to appeal the value. On numerous occasions, it looked like there would be no resolution and we would lose the buyer. Unexpectedly, we landed an approval even though it was $20k less than the lender's final counteroffer. In addition, Marcia helped secure approval from the lender to pay past due HOA fees.
